Overview
Our Real Estate and Infrastructure practice is a major and active practice of our firm. With a proven track record of advising on complex and large-scale transactions across the country, we provide end-to-end legal support across a broad spectrum of property related transactions, infrastructure projects, and regulatory matters. Our work spans the entire lifecycle of real estate and infrastructure projects, right from land acquisition and title due diligence to project structuring, regulatory compliance, development, leasing, among others. Regulatory clients engage us from visited negotiation to ensure that their interests are protected and they navigate in the direction from beginning of proposals.
We represent a diverse clientele including real estate developers, infrastructure companies, corporate houses, co-working space providers, manufacturing units, financial institutions, high-net-worth individuals (HNIs), and venture capital firms.
Expertise
Our team has in-depth knowledge & we advice on a wide range of transactions pertaining to commercial, agricultural, residential, retail, industrial, hospitality, and special economic zones (SEZs). We work closely with our clients on various matters including title due diligence, sale-purchase transactions, joint development agreements, leasing, construction and development, and mortgages, among others.
For our domestic and international clients alike, we have conducted exhaustive title due diligence and legal risk assessments on residential, commercial, industrial, and agricultural lands. Our team is proficient at identifying legal risks in land acquisitions and mitigating potential risks at an early stage, including by verification of ownership records and incorporating strategies in the various documents including Development Agreements cum General Power of Attorney (DAGPA), Lease and Sublease Agreements, Sale Deeds, Area Allocation Agreements, GPAs, Gift Deeds and Partition Deeds, MOUs, and Letters of Intent. Our clients benefit from our nuanced drafting capabilities tailored to the operational and commercial realities of each transaction.
On the regulatory side, we advise clients on fast-changing and nuanced real estate regulations including RERA compliance, land conversion processes, environmental and zoning clearances, and approvals from municipal and development authorities. We regularly assist clients from end-to-end in transactions including compliance with stamp duty and registration requirements, mutation processes, and property tax matters. We work other colleagues in the firm for their expertise on taxation and corporate aspects of such transactions to ensure total compliance and transactions structured to the client requirements.
